ARE YOUR PROPERTIES LEASEHOLD OR FREEHOLD?
All properties at Moat Park Retirement Village are sold on a leasehold basis. This structure ensures that the community and its facilities are well-maintained for all residents, now and in the future. You will be asked to sign a deed of management which sets out how the village is run, what services are provided and who pays for what via the service charge.
WHAT DO SERVICE CHARGES PAY FOR?
Your service charge covers the upkeep of communal areas and facilities, including:
• Landscaping and grounds maintenance
• External building maintenance
• Lighting and cleaning of shared spaces
• Security and estate management
• On-site management team and village services
This means you can relax and enjoy your retirement without worrying about the day-to-day upkeep of your surroundings.
WHAT IS AN ASSIGNMENT FEE?
An assignment fee (sometimes known as a deferred management charge) contributes to the long-term management, refurbishment, and upkeep of the village facilities when you sell your property. It ensures that the community remains well cared for for years to come.
WHAT IS THE MANAGEMENT COMPANY?
DOES THE MANAGEMENT COMPANY CONSULT RESIDENTS?
CAN I MAKE ALTERATIONS TO MY PROPERTY?
Yes, you can make reasonable alterations to your property, subject to approval from the management company. This ensures that changes maintain the overall quality and harmony of the village. When the lease is assigned, the landlord can restore the property to its original condition at the expense of the outgoing tenant.
IS THERE A SELECTION POLICY FOR PROSPECTIVE PURCHASERS?
We welcome those who wish to live independently within a friendly, supportive community. All prospective purchasers are asked to meet age criteria ranging from 55+ or 65+, to ensure the village complies with local planning regulations. Prospective purchasers will be asked to confirm they are in generally good health and will be assessed to determine if any support is required and to determine if the village is suitable for their lifestyle and needs.
ARE THERE ANY SOCIAL ACTIVITIES?
Absolutely! Park Place has a thriving social calendar with activities such as coffee mornings, games nights, charity events, live music and seasonal celebrations. It’s a wonderful way to meet new friends and stay active in body and mind.
CAN VISITORS STAY?
WHAT HAPPENS SHOULD I NEED TO SELL MY PROPERTY?
If you decide to sell, our management team will guide you through the process to make it as smooth as possible. The property is sold on the open market, and the assignment fee is applied upon completion.
